Purchase Closings.

Residential or commercial, a purchase is the transaction with the most moving parts and the most people waiting on it. We run the title search, clear what it turns up, hold the funds in escrow, and settle the file so the keys change hands on the day everyone planned for.

Buyers get an owner's policy that protects their equity against ownership issues that surface after closing. Lenders get the policy their loan requires. Agents and attorneys get a team that returns calls.

What we handle

  • Title search, examination, and commitment
  • Clearing liens, judgments, and open permits
  • Escrow of deposits and closing funds
  • Payoff coordination with existing lienholders
  • Settlement statement preparation and review
  • Recording the deed and mortgage after closing

Who we work with

  • First-time and repeat home buyers
  • Commercial and investment purchasers
  • Real estate agents and attorneys
  • Lenders and mortgage brokers

Before you close

Property Lien Searches.

A property lien is a legal claim against real estate for an unpaid debt. Undiscovered liens can delay closings, block a clean transfer of title, or become the buyer's problem after they own the property. A thorough lien search catches issues while there's still time to fix them.

What a lien search catches

  • Outstanding property taxes and municipal liens
  • Utility balances (water, sewer, electric)
  • Court judgments against past or current owners
  • Contractor mechanic's liens
  • Open building permits and code violations
  • HOA and condo association assessments

Why it matters

Liens generally follow the property, not the previous owner. Catching them before closing gives everyone leverage to resolve. After closing, the buyer inherits the problem.

Chain of title & marketability

Title Examination.

The title exam is the analytical work that confirms a title is marketable. That ownership is clear, transferable, and free of encumbrances that could impair value.

01

Who orders it

Typically the buyer's attorney or lender, after the sales contract is signed. On refinances, the lender orders directly. Rally Point can be engaged by any party.

02

What it reveals

Chain of ownership, existing mortgages and liens, easements, restrictions, judgments, tax status, and any exception that must be cleared before title can transfer marketable.

03

How long it takes

Standard residential exams: 7–14 business days. Commercial and multi-parcel files may take longer depending on the complexity of the chain.

Ownership, made official

Property Transfers.

Whenever property changes hands — through a sale, a family gift, or a transfer into a trust — the paperwork has to be exact, or ownership can get murky fast. We make sure the title is clear and the transfer is handled correctly from the very first step to the final signature.

What this covers
  • Verifying the seller has full legal right to transfer the property
  • Preparing and recording the deed correctly with the county
  • Confirming there are no competing claims to ownership
  • Handling transfers between family members, trusts, or entities
Coverage that lasts as long as you own it

Owner & Lender Title Insurance.

Most people don't think about title problems until one shows up — an old lien, a forged signature decades ago, an heir no one knew about. A title insurance policy, paid once at closing, stands between you and those surprises for as long as you own your home.

What this covers

  • Owner's policy: protects your equity if a past ownership issue surfaces later
  • Lender's policy: satisfies your mortgage company's requirement to protect their investment
  • Defense against claims, liens, or errors from before you owned the property
  • No annual premiums — it's a one-time cost at closing

Why it matters

Title problems can appear years after closing. A one-time premium at settlement buys permanent protection — and satisfies your lender's requirement in the same policy.

Every detail, handled

Escrow & Settlement.

Closing day involves more moving pieces than most buyers realize — funds arriving from multiple sources, documents needing signatures in the right order, payoffs and fees all landing at the right place at the right time. We coordinate all of it behind the scenes so you can focus on getting the keys.

What this covers
  • Holding and disbursing funds securely between all parties
  • Coordinating with lenders, agents, and attorneys to keep closing on schedule
  • Preparing and reviewing final closing documents
  • Making sure every fee, payoff, and document is accounted for before you sign
Every dollar we escrow

Wire Fraud Protection.

Real estate wire fraud is the fastest-growing category of transaction crime. Rally Point's protocols protect every dollar that moves through our escrow. Voice-verified wiring instructions, sender authentication, and multi-step approval on every disbursement.

One standard. Four states.

Multi-State Closings — NJ · NY · PA · FL.

Every closing gets a dedicated team managing your file from open to close, no matter which state you're in. In-person mobile notary available everywhere we cover, plus Remote Online Notarization (RON) where permitted, so a seller in Florida and a buyer in New Jersey can close the same day.
